The real estate market in Anthem seems to have reached a bit of an equlibrium. The number of homes actively on the market fell slighthly and the market in general seems to be stabilizing. We saw prices decline in December, but again, they’re not dropping at a rapid pace. Days on market decreased which indicates the bargain hunter are starting to sweep into the market and pick up the best deals. If you or someone you know are considering purchasing a home in Anthem, now’s the time. Here are the lastest stats for the week ending 12/31/08:

Active Listings: 320

Homes Pending: 82

Homes sold in last 30 days: 41 (Down 5% from Nov. ’08, up 21% over Dec. ’07)

Burn rate (Inventory on market / by homes sold last 30 days) = 8 months supply

Avg. Sale price (Solds): $231,462 (Down 8% from Nov. ’08, Down 27% from Dec. ’07)

Avg. price per sq. ft. (Solds): $107.28 (Up $4.55 per Sq. Ft. from Nov. ’08, Down 18% from Dec. ’07)

Avg. Days on Market (Solds): 139 (Down 20 days from Nov. 08, Down 65 days, 32% from Dec. ’07)
