Anthem AZ Market Update – Jan. 09


The real estate market in Anthem is starting off much better than we did in 2008.  The number of homes actively on the market fell slighthly and the market in general seems to be stabilizing.  We saw prices increas a bit in January, but we will remain cautious in our optimism. Days on market continues to decrease which indicates the bargain hunters are starting to sweep into the market and pick up the best deals.

Homes Pending:102

Homes sold in last 30 days: 45 (Up 10% from Dec. ’08, up 36% over Jan. ’08)

Burn rate (Inventory on market / by homes sold last 30 days) =  7 months supply

Avg. Sale price (Solds): $247,833 (Up 7% from Dec. ’08, Down 21% from Jan. ’08)

Avg. price per sq. ft. (Solds): $95.25 (Down $12.03 per Sq. Ft. from Dec. ’08, Down 31% from Jan. ’08)

Avg. Days on Market (Solds): 110 (Down 29 days from Dec. 08, Down 23 days, 17% from Jan. ’08)
