Anthem AZ Real Estate – Market Update Feb. ’09


The real estate market in Anthem is starting off much better than we did in 2008. The number of homes actively on the market fell again. We saw prices decrease a bit in February, but still the burn rate is down to 2 months now, so based on that statistic we are entering a seller’s market in Anthem. Days on market increased a bit, but again, nothing to be alarmed about.

Here are the lastest stats for the week ending 2/28/09:

Active Listings: 265

Homes Pending: 137

Homes sold in last 30 days: 45 (Even with Jan. ’09, up 41% over Feb. ’08)

Burn rate (Inventory on market / by homes sold last 30 days) = 2 months supply

Avg. Sale price (Solds): $236,121 (Down 5% from Jan. ’09, Down 28% from Feb. ’08)

Avg. price per sq. ft. (Solds): $97.15 (Up $1.90 per Sq. Ft. from Jan. ’09, Down 31% from Feb. ’08)

Avg. Days on Market (Solds): 136 (Up 26 days from Jan. 09, Down 58 days, 30% from Feb. ’08)
