Anthem AZ real estate – September ’09 Market Report…

The Anthem AZ real estate market is still moving along nicely, at least according to September’s statistics. It’s not quite the fevered pitch we saw over the summer, but that should be expected. With kids going back to school the housing market in Anthem typically starts to taper off this time of year. The number of homes actively on the market increased a little while the number of homes that actually closed improved dramatically. And we continue to see the average sale price tick up. Albeit September’s uptick was ever so slight. The burn rate is down to 2 months now, and the average days on market has fallen to 75. Based on those statistics we have a traditional seller’s market in Anthem. Anthem’s housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. Time to jump in.

Active Listings: 197 (Up 6% from Aug. ’09)

Homes Pending: 258 (Down 10% from Aug. ’09)

Homes sold in last 30 days: 110 (Up 33% from Aug. ’09, Up 25% over Sept. ’08)

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $229,088.00 (Up .1% from Aug. ’09, Down 15% from Sept. ’09)

Avg. price per sq. ft. (Solds): $90.98 (Down $.80 per Sq. Ft. from Aug. ’09, Down 17% from Sept. ’08)

Avg. Days on Market (Solds): 75 (Up 10 days from Aug. 09, Down 18 days, 20% from Sept. ’08)
