Anthem AZ real estate – Market report May 2010

The Anthem AZ real estate market continues to imrpove and strengthen as we approach the summer buying months. The number of homes actively on the market increased slightly. However, the number of homes that are pending and those that sold in May continue to head up. And, as has been the trend over the past year, the average sale price increased. But the most impressive turn of events is the number of days on market average, which dropped to 72 days. Anthem is leading the valley in the category of fewest days on market per sold home. The burn rate remains at 2 months. Based on these statistics we are in a full fledged seller’s market in Anthem. Albeit most sales will be short sales for some time to come as most Anthem home owners have not recovered the lost equity caused by the steep market downturn.

Active Listings:231 (Up 6% from May ’09)

Homes Pending: 260 (Up 16% over May ’09)

Homes sold in last 30 days: 108 (Up 10% from April ’10, Up 7% from May ’09)

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $213,084 (Down 1% from April ’10, Up 2% from May ’09)

Avg. price per sq. ft. (Solds): $90.66 (Down $2.57 per Sq. Ft. from April ’10, Up 6% from May ’09)

Avg. Days on Market (Solds): 72 (Down 23 days from April 10, Down 30 days, 29% from May ’09)
