Anthem, AZ real estate – Market report Country Club July 2012

The Anthem real estate market continues to maintain its torrid pace.  In the Country Club homes sold in July continue to be limited.  But again, that is due to the lack of inventory on the market. The average sale price slipped a little July vs. June, but year over year we’re still heading up. And again, we continue to see an increase in the price per square foot year over year. Currently there are only 62 homes actively on the market, with 34 under contract, in the Country Club.  Here are the numbers for the Country Club through July 2012:

Active Listings: 62 (Up 51% from June ’12, Down 14% from July ’11)

Homes Pending: 34 (Down 17% from June ’12, Up 31% from July ’11)

Homes sold in last 30 days: 4 (Down 20% from June ’12, Down 83% from July ’11)

Burn rate (Inventory on market / by homes currently under contract) =  2 months supply

Avg. Sale price (Solds): $348,925 (Down 9% from June ’12, Up 7% from July ’11)

Avg. price per sq. ft. (Solds): $129.89 (Up 7% from June ’12, Up 15% from July ’11)

Avg. Days on Market (Solds): 88 (Up 1% from June ’12, Down 2% from July ’11)
