Anthem, AZ Real Estate – Market Report Country Club October 2012

Happy Thanksgiving! And Anthem home owners have every reason to be thankful this year. The Anthem real estate market continues to be one of the top performing areas in the Valley and has recovered a good portion of the value lost during the housing bust.  The average sale price of homes in the Country Club ramped up again in October versus September.  And year over year we continue to see gains as well.  The 12 month moving average shows that Country Club home prices are up 6% year over year. Currently there are 69 homes actively on the market (sellers are starting to get the news), with 35 under contract, in the Country Club.  Here are the numbers for the Country Club through October 2012:

Avg. Sale price (Solds): $370,677  (Up 5% from September ’12,  Up 25% from October  ’11)

Avg. price per sq. ft. (Solds): $123.66  (Down 2% from September  ’12,  Up 6% from October  ’11)

Avg. Days on Market (Solds): 150 (Up 17% from September  ’12, Up 90% from October  ’11)
