Anthem, AZ Real Estate – Market Report Oct. 2012 Parkside

The Anthem real estate market continues to be one of the top performing areas in the Valley and has recovered a good portion of the value lost during the housing bust. The total number of homes sold in the Parkside in October was slightly lower than September’s total but prices continue to climb.   There are now 114 homes on the market in the Parkside at this time.  So we’re starting to see more sellers test the waters.  The average sale price increased over September, as well as the average price per square foot.  And we continue to see increases year over year.  In fact the 12 month moving average has increased by 16% versus 2011.  Keep an eye on that figure to get a clear picture of the trend.  Currently there are 107 homes under contract, in the Parkside.

Active Listings:  114  (Up 3% from September ’12)

Homes Pending:  107  (Down 7% from September ’12)

Homes sold in last 30 days: 25 (Down 17% from September ’12, Down 46% from October  ’11)

Burn rate (Inventory on market / by homes currently under contract) =  2 months supply

Avg. Sale price (Solds): $226,772  (Up 12% from September ’12, Up 19% from October ’11)

Avg. price per sq. ft. (Solds): $98.71  (Up 4% from September ’12, Up 16% from October ’11)

Avg. Days on Market (Solds): 64  (Down 17% from September ’12,  Down 24% from October ’11)
