Anthem AZ Real Estate – Market Report November 2012 Parkside

Happy Holidays!. This time of year is always fun.  Typically we see a slowdown in the real estate market during the holidays. The Parkside seems to bucking that trend a little this year. The total number of homes sold in the Parkside in November was slightly lower than October’s total, but prices continue to climb.   There are now 107 homes on the market in the Parkside at this time.  The average sale price increased over October’s, as well as the average price per square foot. And we continue to see increases year over year.  In fact the 12 month moving average has
increased by 18% versus 2011.  Keep an eye on that figure to get a clear picture of the trend.  Currently there are 84 homes under contract,
in the Parkside.  Here are the numbers for the Parkside through November 2012:

Active Listings:  107  (Down  6% from October ’12)

Homes Pending:  84  (Down 21% from October ’12)

Homes sold in last 30 days: 24 (Down 4% from October ’12, Down 35 from November  ’11)

Burn rate (Inventory on market / by homes currently under contract) =  2 months supply

Avg. Sale price (Solds): $244,583  (Up 8% from October ’12, Up 28% from November ’11)

Avg. price per sq. ft. (Solds): $100.30  (Up 2% from October ’12, Up 22% from November ’11)

Avg. Days on Market (Solds): 63  (Down 2% from October ’12,  Up 5% from November ’11)
