Anthem, AZ Real Estate Market Report – November 2012 Country Club

Happy Holidays!  This time of year is always fun.  Typically we see a slow down in the real estate market during the holidays, and the Country Club seems to be right on track to uphold that tenet.  The number of homes sold in November ticked up a bit over October, but the average sale price slipped.  One item to keep an eye on is the sale price to list price percentage, which dropped to its lowest level in over a year.  Could be an anomaly, or it may signal that home sellers have become a bit too aggressive in their pricing and are having to negotiate down to market prices.  We’ll keep an eye on that in the coming months.  Currently there are 71 homes actively on the market with 35 under contract, in the Country Club.  Here are the numbers for the Country Club through November 2012:

Active Listings: 71  (Up 3% from October  ’12)

Homes Pending: 35 (Same as October  ’12)

Homes sold in last 30 days: 4  (Up 33% from October  ’12, Down 83% from November  ’11)

Burn rate (Inventory on market / by homes currently under contract) =  3.03 months supply

Avg. Sale price (Solds): $338,250  (Down 3% from October ’12,  Up 24% from November  ’11)

Avg. price per sq. ft. (Solds): $126.78  (Up 3% from October  ’12,  Up 15% from November  ’11)

Avg. Days on Market (Solds): 115 (Down 23% from October  ’12, Up 16% from November  ’11)
