Anthem, AZ Market Report – January, 2013 Parkside

The Anthem Parkside is starting off the new year a bit of slow. Which is typical for this time of year.  The total number of homes sold in the Parkside in January was slightly lower than December’s total and prices flattened a bit.   There are now 95 homes on the market in the Parkside at this time.  The average sale price decreased from December’s, but the price per square foot remained the same. This tells us that the smaller less expensive homes were selling last month.   And we continue to see increases year over year.  In fact the 12 month moving average has increased by 19% versus 2012.  I don’t think we’ll maintain that rate of appreciation for much longer though.  Currently there are 111 homes under contract, in the Parkside.  Here are the numbers for the Parkside through January 2013:

Active Listings:  95  (Down  7% from December ’12)

Homes Pending: 111  (Up 25% from December ’12)

Homes sold in last 30 days: 17 (Down 11% from December ’12, Down 65% from January  ’12)

Burn rate (Inventory on market / by homes currently under contract) =  1.86 months supply

Avg. Sale price (Solds): $206,541  (Down 19% from December ’12, Up 10% from January ’12)

Avg. price per sq. ft. (Solds): $106.50  (Same as December ’12, Up 21% from January ’12)

Avg. Days on Market (Solds): 62  (Down 25% from December ’12,  Down 27% from January ’12)
