Anthem, AZ Real Estate – Market Report March 2013

The Anthem AZ real estate market continued it’s strong performance in March, carrying forward from last year and through the beginning of this year.  Home sales were steady for the month and the average sale price continued on it’s upward trajectory, making last month’s dip look more like an anomaly than a trend.  The average price per square foot for March also continued to climb, up 14% over last year and the 12 month moving average sale price is up 21%.  The number of homes on the market decreased quite a bit from February, only 136. And the days on market continues to be less than the 90 days we typically call a neutral market.  Homes are selling much quicker these days.  So things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 3/31/13:

Active Listings: 136 (Down 19% from Feb. ’13, Up 6% from Mar. ’12)

Homes Pending: 177 (Up 9% from Feb.  ’13, Down 25% from Mar. ’12)

Homes sold in last 30 days: 37 (Same as Feb.  ’13, Up 42% from Mar. ’12)

Burn rate (Inventory on market / by homes currently under contract) =  1.77 months supply

Avg. Sale price (Solds): $288,168  (Up 24% from Feb.  ’13, Up 11% from Mar. ’12)

Avg. price per sq. ft. (Solds): $116.48 (Up 2% from Feb.  ’13, Up 14% from Mar. ’12)

Avg. Days on Market (Solds): 74 (Up 4% Feb.  ’13, Down 44% from Mar. ’12)
