Anthem, AZ Market Report – May 2013

The Anthem AZ real estate market continues to chug along as we head into the summer months ahead.  Home sales were flat from May, and average sale and price per square foot slipped a little, but we’re still up 20% year over year.  The 12 month moving average sale price is up 19%, as well.  The number of homes on the market dipped ever so slightly from April, but still only 137. Days on market continues to decline, far less than the 90 days we typically call a neutral market.  Homes are selling much quicker these days.  So things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 5/31/13:

Active Listings: 137 (Down 1% from Apr. ’13, Up 46% from May ’12)

Homes Pending: 162 (Down 2% from Apr.  ’13, Down 25% from May ’12)

Homes sold in last 30 days: 43 (Same as  Apr.  ’13, Up 23% from May ’12)

Burn rate (Inventory on market / by homes currently under contract) =  1.85 months supply

Avg. Sale price (Solds): $274,373  (Down 4% from Apr.  ’13, Up 33% from May ’12)

Avg. price per sq. ft. (Solds): $121.33  (Down 2% from Apr.  ’13, Up 20% from May ’12)

Avg. Days on Market (Solds): 54 (Down 13% from Apr.  ’13, Down 33% from May ’12)
