Anthem, AZ Real Estate Market Report – April 2014

The Anthem AZ real estate market showed some signs of improvement in April.  Home sales increased, however prices declined.   The 12 month moving average sale price is still up by 11%.   The number of homes on the market fell slightly to 284, up 109% over last year, creating more downward pressure on price.  Days on market also decreased to 69,  90 days on market typically signifies a neutral market.  All of these factors, more supply, less demand put an increasing emphasis on price.  So pricing a home correctly from the outset is vital to getting it sold.

Here are the latest stats for the month ending 4/30/14:

Active Listings: 284 (Down 3% from Mar. ’14, Up 109% from Apr. ’13)

Homes Pending: 105 (Up 13% from Mar. ’14, Down 41% from Apr. ’13)

Homes sold in last 30 days: 69 (Up 21% from Mar. ’14,  Up 86% from Apr. ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.70 months supply

Avg. Sale price (Solds): $292,865  (Down 8% from Mar. ’14, Up 2% from Apr. ’13)

Avg. price per sq. ft. (Solds): $126.43  (Down 3% from Mar. ’14, Up 9% from Apr. ’13)

Avg. Days on Market (Solds): 89 (Down 2% from Feb. ’14, Up 20% from Mar. ’13)
