Anthem, AZ Real Estate Market Report – April 2014 Parkside



The Anthem Parkside real estate market picked up a bit in April. However, we’re still seeing a flattening in the market The total number of homes sold in Parkside in April increased, although prices dipped. There are currently 148homesonthemarketinParkside, a10%decrease from March and 114% more than April 2013.Thedaysonmarket decreased to 83 but that is still 57% above year ago figures. Both of these trends are putting downward pressure on prices. The12monthmovingaveragepriceisstillwellup,11%versus2013, but continuing to flatten out. Currently there are 95 homes under contract in Parkside, bringing our “Burn Rate” down to 2.56 month’s supply, back to a more balanced market.All of these numbers suggest a continuing cooling in the Anthem Parkside real estate market and the Phoenix market as a whole, but we are now in the prime selling season so we should see the market pick up.
