Anthem, AZ Real Estate Market Report – July 2014

The Anthem AZ real estate market flattened out a bit in July.  Home sales edged up a little,  while the average price of homes sold decreased.   The 12 month moving average sale price remained steady at 9% year over year.  The number of homes on the market fell to 242, still up 40% over last year.  The days on market of those homes that did sell increased to 94,  90 days on market typically signifies a neutral market.  More sellers have started to pull their homes from the market thereby reducing the supply of available homes on the market. If this trend continues it will bring the market back to a more neutral status.  That being said, price still remains the vital factor to getting a home sold in this market.

Here are the latest stats for the month ending 7/31/14:

Active Listings: 242 (Down 10% from June ’14, Up 40% from July ’13)

Homes Pending: 90 (Down 7% from June ’14, Down 9% from July ’13)

Homes sold in last 30 days: 76 (Up 3% from June ’14,  Up 23% from July ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.69 months supply

Avg. Sale price (Solds): $297,152  (Down 3% from June ’14, Up 14% from July ’13)

Avg. price per sq. ft. (Solds): $126.24  (Up 1% from June ’14, Up 9% from July ’13)

Avg. Days on Market (Solds): 94 (Up 8% from June ’14, Up 62% from July ’13)
