Anthem, AZ Real Estate Market Report – Country Club March 2014

March continued to show some stabilization in the Anthem Country Club real estate market. The number of homes sold increased over February, and the average sale price ticked up slightly. The days on market decreased, which might signify that we are on the cusp of a buying wave. We’ll keep an eye on that. Price reductions continue to occur, which puts an emphasis on pricing a home correctly from the outset. The 12 mos. moving average sale price now stands at $377,829, 6% greater than last year. And the median home value over those same 12 months is exactly $350,000. The number of homes currently on the market stands at 125, an 11% increase over February, and the number of homes under contract in the Country Club is 16.

Another Daisy Mountain Post

I wasn’t able to run Daisy Mountain as early as I would have liked this morning, I had some work that needed to be done, but I eventually made time for it, and I’m glad things worked out the way they did time-wise.  When I got to the top, I decided to take a few minutes to catch my breath when, all of a sudden, a vintage–that’s the word I use when I don’t know what I’m talking about–aircraft buzzed me.  I was able to snap a couple of photos, but wished I had gotten a little video.  As luck would have it, he decided to come back, and it’s not great footage, and certainly doesn’t capture the drama of the moment, but it was pretty awesome.  Check it out:

It started off as though rain might soak us on Saturday for Anthem’s annual Veterans’ Day parade, but the rain held off and, in fact, it ended-up being a beautiful afternoon.  A wonderful time was had by both young and old, and while we thank those among us who served our country in ways too numerous to list, we also remember those who did not make it home or who are no longer with us.  It is easy to take for granted the sacrifices that those who have gone before us have made as well as those in our midst, which makes it all the more important that we never forget what has been handed to us.  Happy Veterans’ Day.

We saw prices decrease a bit in March, but still the burn rate is down to 2 months now, so based on that statistic we are entering a seller’s market in Anthem. Days on market increased a bit, but again, nothing to be alarmed about. If you or someone you know are considering purchasing a home in Anthem, now’s the time. Haley Jewell of Anthem recognized by National American Miss!

 

Haley Jewell of Anthem wins title of 2008 Arizona State Pre-Teen Cover Girl by the National American Miss Foundation. The National American Miss organization promotes the education and development of today’s young women as tomorrow’s leaders of America. They encourage each participant to focus on poise, leadership, community service, confidence and character. This summer Haley prepared for her competition by creating and writing a speech, practicing her introduction with poise and confidence, and learning how to be interviewed. She also memorized an acting dialog, performed a dance solo and showed her personality on stage during a production number and a modeling experience. Haley’s efforts were awarded when she became the 2008 Pre-Teen Cover Girl. With this honor she will perform many hours of community service by delivering 100’s of donated stuffed animals collected at the competition to local charities.  She was also invited to compete at Nationals this November in Disneyland.
