Anthem, AZ Market Report – January 2015

The Anthem real estate market started out the new year much the same as we ended 2014, somewhat flat.  The number of homes sold ticked up a bit versus December and a year ago, but prices continued their flattening trend.   The 12 month moving average sale price is still continuing on upward trend, but we are maintaining single digit gains, up 8% from the previous year.  All in all this is not a bad set of circumstances.   The number of homes on the market increased to 227 versus December, but about 9% less than where we were at the same time last year.  Days on market increased significantly,  from 87 days in December to 12o for the month of January.  This is a good sign in that a number of homes that had been on the market a while have sold, probably due to price reductions, getting their homes in line with where the market is.  The market cooled a bit in 2014, but we’re poised to see a nice market here in 2015, with interest rates still at historic lows, home affordability improving, and overall economic momentum increasing. Home sellers will have to be more cognizant of their price point as we continue into our “selling season”.  Homes that are priced right are still selling quickly.

Active Listings: 227 (Up 10% from Dec.’14, Down 9% from Jan. ’14)

Homes Pending: 94 (Up 24% from Dec. ’14, Down 5% from Jan. ’14)

Homes sold in last 30 days: 48 (Up 9% from Dec. ’14,  Up 2% from Jan. ’14)

Burn rate (Inventory on market / by homes currently under contract) =  3.41 months supply

Avg. Sale price (Solds): $287,197  (Up 1% from Dec. ’14, Unchanged versus Jan. ’14)

Avg. price per sq. ft. (Solds): $122.68  (Down 1% from  Dec. ’14, Down 3% from Jan. ’14)

Avg. Days on Market (Solds): 120 (Up 38% from Dec. ’14, Up 76% from Jan. ’14)

 The Anthem real estate market closed out 2014 a bit weaker than 2013.  44 homes sold, slightly more than November but 20% less than last year.  Both the average sale price for those homes and the average price per square foot fell as well.  This continued a flattening trend in the Anthem market throughout 2014.  The current number of homes for sale is 206, with 76 homes currently under contract.  This translates to a “Burn Rate” (amount of time it would take to sell all the actively listed homes at the current rate of sales) of 3.71 months, a slight buyer’s edge.  The 12 month moving average sale price is $298,526, which is 8% greater than last year.

Anthem Trick or Treat for a Sweet…..

Trick or Treat for an Anthem Sweet


Friday, October 31, the Anthem Community Council (ACC) invites all Anthem businesses and families to enjoy the fourth annual Trick-or-Treat for an Anthem Sweet event!

This free, community-wide, business trick-or-treat event provides a safe, family-friendly environment by encouraging all little ghosts and goblins, Valley-wide, to trick-or-treat store-to-store at Anthem’s commercial properties. Last year, hundreds of kids turned out to trick-or-treat in their spookiest costumes at nearly 70 participating Anthem businesses.

The event, now quickly becoming a family tradition, encourages Anthem businesses to participate in order to enhance their exposure, strengthen potential customer base, and engage with current and future potential customers.

Beginning at 6:30 p.m., residents can visit the ACC Community Center for the annual Monster Ball.

Anthem Country Club Council Budget Meeting…..

Picture of meeting   Residents are invited to provide comments on the 2015 Budget at a special meeting Oct. 7 at 6:30 p.m. at the Anthem Civic Building. The ACC Board will be evaluating proposed funding for programs and services. The final 2015 Budget will be considered by the Board of Directors at their Oct. 22 meeting. Anthem residents and business owners are encouraged to attend both meetings. The development of the 2015 ACC Budget began mid-summer. Department directors develop budgets with a zero-based approach and work up, considering objectives that both the ACC Board of Directors and executive management have set for the year, as well as factoring in continuing community service improvements. Prior to presenting the 2015 Budget to the public, the budget process includes several internal reviews, as well as a thorough review by the ACC Fiscal and Resource Management (FaRM) committee, comprised of community residents who volunteer to provide their financial and management expertise. The public budget meeting agenda and supporting documents are available for viewing.

Veteran’s Wanted!!!

The Daisy Mountain Veterans (DMV) Post will hold its annual parade on Saturday, Nov. 8 in Anthem, beginning at 10 a.m. This year marks the tenth anniversary of the parade and the 50th anniversary of the official beginning of the Vietnam conflict. Special tribute will be paid to the men and women who fought in Southeast Asia.

Residents of Anthem and surrounding communities who served in combat on the ground, in the air above or on the sea adjacent to Vietnam, are invited to serve as honorary Grand Marshals. In 2013, the DMV parade drew almost 100 military, civic and historic units.

The Anthem Country Club real estate market had a little down tick in August, but the average sale price increased over July. The better indicator is the year over year comparisons. The August 2014 average sale price was off 2% from a year ago. Also noteworthy is the Sale/List price is down 2% from a year ago. The 12 month moving average, which now stands at $401,456, barely nudged up over the last reading and is currently up 10% over last year. The days on market increased dramatically over July, much higher than a year ago. This, along with the continued decline in the sale/list price ratio, indicate that many homeowners whose homes have been on the market. are willing to reduce their prices and negotiate on said price as well. The number of homes currently on the market stands at 73, a 14% decrease from July, and only 4% greater than last year, possibly the result of sellers pulling their homes off the market, waiting for the market to improve. The number of homes currently under contract in the Country Club is 13.
