The Anthem AZ real estate market slowed a bit in September.  Home sales continued a downward trajectory. And prices declined as well.   We are still up 11% in average sale price year over year.  And the 12 month moving average sale price is up 13%, as well.  So we’re starting to see the price increases from year over year statistics narrow a bit, signifying a slow down in price increases.  The number of homes on the market continues to increase with 219 currently active. This increasing supply of homes is starting to put a damper on price increases.  Days on market decreased to 66,  90 days on market typically signifying a neutral market.  Even though September showed some signs of slowing, things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 9/30/13:

Active Listings: 219 (Up 13% from Aug. ’13, Up 17% from Sept. ’12)

Homes Pending: 86 (Down 9% from Aug. ’13, Down 44% from Sept. ’12)

Homes sold in last 30 days: 26 (Down 24% from Aug. ’13,  Down 55% from Sept. ’12)

Burn rate (Inventory on market / by homes currently under contract) =  3.55 months supply

Avg. Sale price (Solds): $289,740  (Down 4% from Aug. ’13, Up 11% from Sept. ’12)

Avg. price per sq. ft. (Solds): $120.45  (Down 6% from Aug. ’13, Up 15% from Sept. ’12)

Avg. Days on Market (Solds): 66 (Down 14% from Aug. ’13, Down 8% from Sept. ’12)

Anthem, AZ Real Estate Market Report – Country Club August 2013

The Anthem Country Club market ratcheted up in August. The number of homes sold increased significantly from July.  And the average sale price jumped dramatically, due mainly to more highly priced homes selling during the month. In turn the price per square foot greatly increased as well.  The twelve month moving average is 13% above the same period last year.  Days on market increased a bit as well, although that could be the result of those higher priced homes selling.  Higher priced homes tend to take a bit longer to sell. There are currently 70 homes actively on the market, the same amount as July, with 13 under contract, in the Country Club.

The Anthem AZ real estate market continued it’s upward price trajectory in August.  Home sales were down significantly from July. However, prices continue to increase.   We are up 33% in average sale price year over year.  And the 12 month moving average sale price is up 15%, as well.  The number of homes on the market continues to increase with 194 currently active. This increasing supply of homes will start to put a damper on price increases in the coming months.  Days on market increased to 77,  90 days on market typically signifying a neutral market.  Even though August showed some signs of slowing, things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 8/31/13:

Active Listings: 194 (Up 12% from July ’13, Up 29% from Aug. ’12)

Homes Pending: 94 (Down 5 from July ’13, Down 39% from Aug. ’12)

Homes sold in last 30 days: 34 (Down 45% from July  ’13,  Down 6% from Aug. ’12)

Burn rate (Inventory on market / by homes currently under contract) =  3.06 months supply

Avg. Sale price (Solds): $300,759  (Up 15% from July  ’13, Up 33% from Aug. ’12)

Avg. price per sq. ft. (Solds): $128.11  (Up 11% from July  ’13, Up 23% from Aug. ’12)

Avg. Days on Market (Solds): 77 (Up 33% from July  ’13, Up 5% from Aug. ’12)

Anthem, AZ Real Estate – Market Report July 2013 Country Club

The Anthem Country Club housing market is continuing to slightly decelerate. The number of homes sold in July decreased from June, for the second month in row.  This may be due to a lack of supply rather than a decline in demand, as we see this trend throughout the valley. The average sale price edged up versus June, but the price per square foot decreased.   The twelve month moving average is 11% above the same period last year.  The sale price/list price percentage narrowed a bit, but is off from last year.  Days on market increased dramatically as well, although that could be symptomatic of sellers of long time listings reducing their prices to more attractive levels. As I mentioned last month these two little trends may be signifying a slowing in the market.  There are currently 70 homes actively on the market, an increase of 30% over June, with 25 under contract, in the Country Club.

The Anthem AZ real estate market continued it’s upward trajectory in July.  Home sales were up significantly from June. And, the average sale and price per square foot continued on their upward trends.  We are up 12% in average sale price year over year.  And the 12 month moving average sale price is up 15%, as well.  The number of homes on the market increased for the first time in a while moving up to 173 currently active. Days on market decreased, and is still far less than the 90 days we typically call a neutral market.  Homes are selling much quicker these days.  So things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 7/31/13:

Active Listings: 173 (Up 29% from June ’13, Up 22% from July ’12)

Homes Pending: 99 (Down 20% from June ’13, Down 44% from July ’12)

Homes sold in last 30 days: 62 (Up 38% from June  ’13,  Up 170% from July ’12)

Burn rate (Inventory on market / by homes currently under contract) =  2.75 months supply

Avg. Sale price (Solds): $260,671  (Up 5% from June  ’13, Up 12% from July ’12)

Avg. price per sq. ft. (Solds): $115.81  (Up 3% from June  ’13, Up 23% from July ’12)

Avg. Days on Market (Solds): 58 (Down 17% from June  ’13, Down 57% from July ’12)
