Anthem, AZ Real Estate Market Report – June 2013 Country Club

The Anthem Country Club housing market continues to cool a bit as the temperatures start to rise. The number of homes sold in June decreased from May. And again, the average sale price declined relative to May.  The year over year comparison is starting to narrow a bit too.  The twelve month moving average is 10% above the same period last year.  The sale price/list price percentage is starting to decrease as well, signifying that sellers have maybe become a bit too aggressive in their pricing strategy.  Days on market have also been increasing.  These two little trends may be signifying a slowing in the market.  There are currently 54 homes actively on the market with 29 under contract, in the Country Club.

Anthem, AZ Real Estate – Market Report June 2013

The Anthem AZ real estate market continue to steam ahead as we head toward the dog days of summer.  Home sales were up slightly from May.  However, the average sale and price per square foot slipped a little, but we’re still up 10% year over year.  The 12 month moving average sale price is up 25%, as well.  The number of homes on the market dipped slightly again from May,  only 134 currently active. Days on market jumped significantly, but still far less than the 90 days we typically call a neutral market.  Homes are selling much quicker these days.  So things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 6/30/13:

Active Listings: 134 (Down 2% from May ’13, Up 11% from June ’12)

Homes Pending: 124 (Down 23% from May ’13, Down 38% from June ’12)

Homes sold in last 30 days: 45 (Up 5% from May  ’13,  Down 39% from June ’12)

Burn rate (Inventory on market / by homes currently under contract) =  2.08 months supply

Avg. Sale price (Solds): $248,944  (Down 9% from May  ’13, Down 4% from June ’12)

Avg. price per sq. ft. (Solds): $112.60  (Down 7% from May  ’13, Up 10% from June ’12)

Avg. Days on Market (Solds): 70 (Up 30% from May  ’13, Down 16% from June ’12)

Anthem, AZ Real Estate – Market Report May 2013 Serenity Villas

Well, the lack of homes on the market continues to be the story in the Villas.  Currently there are no homes actively on the market, with 2 under contract, in the Villas. Prices continue to climb in the Villas.  Again, the 12 month moving average remains strong, showing a 15% increase in price for the Villas, in line with the overall Anthem real estate market.

With home builders ramping up production and more and more home owners gaining equity in their homes, we expect to see more homes coming on the market in the next 6 to 12 months.  This additional inventory will begin to dampen the increase in home prices.  If you’re thinking of selling, now may be the best time. Anthem, AZ Real Estate – Market Report May 2013 Parkside

Homes are still selling at a rapid clip in the Anthem Parkside as we head into the summer months ahead. The total number of homes sold in the Parkside in May was similar to that of April.   There are now 82 homes on the market in the Parkside at this time. A slight uptick from April, and the days on market increased slightly as well to 55. Prices continue to increase.  In fact the 12 month moving average has increased by 18% versus 2012. Currently there are 118 homes under contract, in the Parkside.

With home builders ramping up production and more and more home owners gaining equity in their homes, we expect to see more homes coming on the market in the next 6 to 12 months.  This additional inventory will begin to dampen the increase in home prices.  If you’re thinking of selling, now may be the best time.
