Anthem, AZ Real Estate Market Report – June 2013 Country Club

The Anthem Country Club housing market continues to cool a bit as the temperatures start to rise. The number of homes sold in June decreased from May. And again, the average sale price declined relative to May.  The year over year comparison is starting to narrow a bit too.  The twelve month moving average is 10% above the same period last year.  The sale price/list price percentage is starting to decrease as well, signifying that sellers have maybe become a bit too aggressive in their pricing strategy.  Days on market have also been increasing.  These two little trends may be signifying a slowing in the market.  There are currently 54 homes actively on the market with 29 under contract, in the Country Club.

Anthem, AZ Real Estate Market Report – Country Club May 2013

The Anthem Country Club housing market leveled off a bit as we approach the summer months. The number of homes sold in May decreased from April. And again, the average sale price dipped some compared to April.  However the year over year comparison shows a steady upward trend.  There are currently 56 homes actively on the market with 37 under contract, in the Country Club.

With home builders ramping up production and more and more home owners gaining equity in their homes, we expect to see more homes coming on the market in the next 6 to 12 months.  This additional inventory will begin to dampen the increase in home prices.  If you’re thinking of selling, now may be the best time.  Here are the numbers for the Country Club through May 2013:

Anthem H.O.A. New Resale Disclosure Fee…

Asset Association Management (the H.O.A. management company for Anthem) will no longer charge a “Transfer Fee” for Anthem home sales.  However, home sellers will still be charged with a “Resale Disclosure Fee” of $350.   This fee is typically applied to the seller’s side of the transaction, but as with everything, it can be negotiated between the parties involved in the sale.
