Anthem, AZ Real Estate – Market Report July 2013

The Anthem AZ real estate market continued it’s upward trajectory in July.  Home sales were up significantly from June. And, the average sale and price per square foot continued on their upward trends.  We are up 12% in average sale price year over year.  And the 12 month moving average sale price is up 15%, as well.  The number of homes on the market increased for the first time in a while moving up to 173 currently active. Days on market decreased, and is still far less than the 90 days we typically call a neutral market.  Homes are selling much quicker these days.  So things continue to look bright for the Anthem real estate market.

Here are the latest stats for the month ending 7/31/13:

Active Listings: 173 (Up 29% from June ’13, Up 22% from July ’12)

Homes Pending: 99 (Down 20% from June ’13, Down 44% from July ’12)

Homes sold in last 30 days: 62 (Up 38% from June  ’13,  Up 170% from July ’12)

Burn rate (Inventory on market / by homes currently under contract) =  2.75 months supply

Avg. Sale price (Solds): $260,671  (Up 5% from June  ’13, Up 12% from July ’12)

Avg. price per sq. ft. (Solds): $115.81  (Up 3% from June  ’13, Up 23% from July ’12)

Avg. Days on Market (Solds): 58 (Down 17% from June  ’13, Down 57% from July ’12)
