Anthem, AZ Real Estate Market Report July 2014 – Country Club….

The Anthem Country Club real estate market saw an uptick in activity (homes sold) in the month of July, however, the average sale price declined sharply. The average price fluctuates greatly on a monthly basis, so this decline might be simply explained by the fact that more lower priced homes sold versus those in the upper price tiers, thereby dragging down the average. The 12 month moving average, which now stands at $401,050, continues to show increases month over month and is currently up 12% over last year. The days on market decreased slightly compared to June, much lower than a year ago. The list to sales price decreased slightly as well. That coupled with the days on market may suggest that sellers are starting to negotiate their home sales in line with the market trend.  The number of homes currently on the market stands at 85, a 12% decrease from June, and 21% higher than this time last year, which could possibly be the result of sellers pulling their homes off the market, waiting for the market to improve. The number of homes currently under contract in the Country Club is 18.

Anthem, AZ Real Estate Market Report – June 2014

The Anthem AZ real estate market picked up a bit in June.  Home sales increased quite a bit,  and prices rose as well.   The 12 month moving average sale price regained its footing and  is still up 9% year over year.  The number of homes on the market bumped up slightly to 270, up 101% over last year.  Days on market also increased to 87,  90 days on market typically signifies a neutral market.  The increase in supply of available homes on the market over the past year will continue to put an increasing emphasis on price.  So price still remains the vital factor to getting a home sold in this market.

Here are the latest stats for the month ending 6/30/14:

Active Listings: 270 (Up 1% from May ’14, Up 101% from June ’13)

Homes Pending: 97 (Down 8% from May ’14, Down 22% from June ’13)

Homes sold in last 30 days: 74 (Up 21% from May ’14,  Up 64% from June ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.78 months supply

Avg. Sale price (Solds): $306,246  (Up 4% from May ’14, Up 23% from June ’13)

Avg. price per sq. ft. (Solds): $124.62  (Up 1% from May ’14, Up 11% from June ’13)

Avg. Days on Market (Solds): 87 (Up 16% from May ’14, Up 24% from June ’13)

Anthem, AZ Real Estate Market Report May 2014 – Parkside

The Anthem Parkside real estate market slowed down some in May. However, the average price increased markedly.The total number of homes sold in Parkside in May fell off to only 44. There are currently 161homesonthemarketinParkside, a9% increase from April and 96% more than May 2013.Thedaysonmarket decreased to 63, 15% more than a year ago. The12monthmovingaveragepriceisstillwellup,11%versus2013, but continuing to flatten out. Currently there are 73 homes under contract in Parkside. The “Burn Rate” now stands at 3.21 month’s supply, edging ever so slightly to a “Buyer’s Market”.All of these numbers suggest a continuing cooling in the Anthem Parkside real estate market and the Phoenix market as a whole.

Well the spring selling season has started out with a bit of a thud in the Anthem Country Club real estate market.  The number of homes sold decreased versus April, the average sale price dropped too, and the days on market although decreasing slightly from April, is still far higher than a year ago. This combined with the list to sales price decreasing emphasizes the importance of sellers pricing their homes correctly from the onset. The 12 mos. moving average sale price now stands at $387,018, 8% better than last year. The number of homes currently on the market stands at 105, a 10% decrease from April, and the number of homes under contract in the Country Club is 25.

The Anthem Parkside real estate market picked up a bit in April. However, we’re still seeing a flattening in the market The total number of homes sold in Parkside in April increased, although prices dipped. There are currently 148homesonthemarketinParkside, a10%decrease from March and 114% more than April 2013.Thedaysonmarket decreased to 83 but that is still 57% above year ago figures. Both of these trends are putting downward pressure on prices. The12monthmovingaveragepriceisstillwellup,11%versus2013, but continuing to flatten out. Currently there are 95 homes under contract in Parkside, bringing our “Burn Rate” down to 2.56 month’s supply, back to a more balanced market.All of these numbers suggest a continuing cooling in the Anthem Parkside real estate market and the Phoenix market as a whole, but we are now in the prime selling season so we should see the market pick up.

The Anthem Country Club real estate market continues to slog along a bit as we head into the Spring buying season. The number of homes sold decreased versus March, the average sale price dropped as well, and the days on market increased dramatically. That could simply mean that homes that were on the market for a while finally sold, but we’ve been seeing an upward trend with that number for the past several months. So it’s vitally important that sellers price their homes competitively in order to sell them quickly. The 12 mos. moving average sale price now stands at $383,001, 8% better than last year. The number of homes currently on the market stands at 117, a 6% decrease from March, and the number of homes under contract in the Country Club is 17.
