Anthem, AZ Real Estate Market Report January 2014

The Anthem AZ real estate market continued to see a slow down as we head into the new year.  Home sales continued to decline, and home prices retreated as well, although the average price per square foot remained about the same.   The 12 month moving average sale price is still up but only by 6% now.  So we’re continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases.  The number of homes on the market increase to 249, creating more of downward pressure on price.  Days on market decreased slightly to 68,  90 days on market typically signifies a neutral market.  Another tell tell sign is the increase in price reductions we are seeing with current listings.  Home sellers will have to be more cognizant of their price point as the year wears on.

Active Listings: 249 (Up 8% from Dec. ’13, Up 39% from Jan. ’13)

Homes Pending: 99 (Up 50% from Dec. ’13, Down 28% from Jan. ’13)

Homes sold in last 30 days: 47 (Down 15% from Dec. ’13,  Down 124% from Jan. ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.52 months supply

Avg. Sale price (Solds): $287,403  (Down 7% from Dec. ’13, Down 11% as Jan. ’13)

Avg. price per sq. ft. (Solds): $126.47  (Same as Dec. ’13, Down 1% from Jan. ’13)

Avg. Days on Market (Solds): 68 (Down 1% from Dec. ’13, Down 1% from Jan. ’13)

Anthem, AZ Real Estate Market Report – December 2013

The Anthem AZ real estate market continued to peter out a bit through the holidays.  Home sales dipped slightly, however prices rose, including the price per square foot.   We are still up 16% in average sale price year over year.  And the 12 month moving average sale price is up 10%, as well.  So we’re continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases.  The number of homes on the market continues dropped to 230 currently active.  Days on market decreased as well to 69,  90 days on market typically signifies a neutral market.  December is typically slow in the real estate market due to the holiday season,  but the Anthem real estate market continues to rebound nicely.

Here are the latest stats for the month ending 12/31/13:

Active Listings: 230 (Down 4% from Nov. ’13, Up 35% from Dec. ’12)

Homes Pending: 66 (Down 15% from Nov. ’13, Down 39% from Dec. ’12)

Homes sold in last 30 days: 55 (Up 31% from Nov. ’13,  Up 104% from Dec. ’12)

Burn rate (Inventory on market / by homes currently under contract) =  4.48 months supply

Avg. Sale price (Solds): $310,063  (Up 16% from Nov. ’13, Same as Dec. ’12)

Avg. price per sq. ft. (Solds): $126.23  (Up 5% from Nov. ’13, Up 8% from Dec. ’12)

Avg. Days on Market (Solds): 69 (Down 15% from Nov. ’13, Down 8% from Dec. ’12)

Anthem, AZ Real Estate Market Report: November 2013 Serenity Villas

The real estate market activity picked up a little in the Villas during November.  Currently there’s one home actively on the market, with 0 under contract. Prices continue to climb however.  The 12 month moving average remains strong, showing a 10% increase in price for the Villas, in line with the overall Anthem real estate market.

Anthem, AZ Real Estate Market Report: November 2013 Parkside

November saw a bit of a lull in the Anthem Parkside real estate market. The total number of homes sold in the Parkside in November fell significantly, and the average sale price and price per square foot decreased as well.  Continuing a growing trend that prices are starting to level off.  There are now 150 homes on the market in the Parkside, a slight drop of 7% from October. The days on market increased to 67, and the 12 month moving average price is still well up, 13% versus 2012. Currently there are 64 homes under contract, in the Parkside.  All of these numbers continue to suggest a move to a more balanced real estate market in the Anthem Parkside.
