Anthem, AZ Real Estate Market Report – April 2014

The Anthem AZ real estate market showed some signs of improvement in April.  Home sales increased, however prices declined.   The 12 month moving average sale price is still up by 11%.   The number of homes on the market fell slightly to 284, up 109% over last year, creating more downward pressure on price.  Days on market also decreased to 69,  90 days on market typically signifies a neutral market.  All of these factors, more supply, less demand put an increasing emphasis on price.  So pricing a home correctly from the outset is vital to getting it sold.

Here are the latest stats for the month ending 4/30/14:

Active Listings: 284 (Down 3% from Mar. ’14, Up 109% from Apr. ’13)

Homes Pending: 105 (Up 13% from Mar. ’14, Down 41% from Apr. ’13)

Homes sold in last 30 days: 69 (Up 21% from Mar. ’14,  Up 86% from Apr. ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.70 months supply

Avg. Sale price (Solds): $292,865  (Down 8% from Mar. ’14, Up 2% from Apr. ’13)

Avg. price per sq. ft. (Solds): $126.43  (Down 3% from Mar. ’14, Up 9% from Apr. ’13)

Avg. Days on Market (Solds): 89 (Down 2% from Feb. ’14, Up 20% from Mar. ’13)

Anthem, AZ Real Estate Market Report – November 2013

The Anthem AZ real estate market slowed down a bit in November.  Home sales fell slightly, and prices declined as well. Even the price per square foot dropped during the past month.   We are still up 11% in average sale price year over year.  And the 12 month moving average sale price is up 12%, as well.  So we’re continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases.  The number of homes on the market continues to increase with 240 currently active.  Days on market increased as well to 81,  90 days on market typically signifying a neutral market.  November typically marks a slow down in the real estate market due to the holiday season,  but the Anthem real estate market continues to rebound nicely.

Here are the latest stats for the month ending 11/30/13:

Active Listings: 240 (Up 8% from Oct. ’13, Up 36% from Nov. ’12)

Homes Pending: 78 (Down 8% from Oct. ’13, Down 38% from Nov. ’12)

Homes sold in last 30 days: 42 (Down 18% from Oct. ’13,  Up 121% from Nov. ’12)

Burn rate (Inventory on market / by homes currently under contract) =  4.08 months supply

Avg. Sale price (Solds): $268,071  (Down 1% from Oct. ’13, Up 11% from Nov. ’12)

Avg. price per sq. ft. (Solds): $119.96  (Down 3% from Oct. ’13, Up 20% from Nov. ’12)

Avg. Days on Market (Solds): 81 (Up 50% from Oct. ’13, Same as Nov. ’12)
