Anthem, AZ Real Estate Report – December 2014

 The Anthem real estate market closed out 2014 a bit weaker than 2013.  44 homes sold, slightly more than November but 20% less than last year.  Both the average sale price for those homes and the average price per square foot fell as well.  This continued a flattening trend in the Anthem market throughout 2014.  The current number of homes for sale is 206, with 76 homes currently under contract.  This translates to a “Burn Rate” (amount of time it would take to sell all the actively listed homes at the current rate of sales) of 3.71 months, a slight buyer’s edge.  The 12 month moving average sale price is $298,526, which is 8% greater than last year.

Anthem, AZ Real Estate Market – March 2014

The Anthem AZ real estate market continued to flatten out in March.  Home sales decreased slightly, while prices edged up a little.   The 12 month moving average sale price is still up by 9%.  So we’re continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases.  The number of homes on the market increased to 294, up 116% over last year, creating more downward pressure on price.  Days on market also decreased to 89,  90 days on market typically signifies a neutral market.  Price reductions are becoming more frequent, so pricing a home correctly from the outset is vital to getting it sold.

Here are the latest stats for the month ending 3/31/14:

Active Listings: 294 (Up 3% from Feb. ’14, Up 116% from Mar. ’13)

Homes Pending: 93 (Down 3% from Feb. ’14, Down 47% from Mar. ’13)

Homes sold in last 30 days: 57 (Down 3% from Feb. ’14,  Up 54% from Mar. ’13)

Burn rate (Inventory on market / by homes currently under contract) =  4.16 months supply

Avg. Sale price (Solds): $319,864  (Up 1% from Feb. ’14, Up 11% as Mar. ’13)

Avg. price per sq. ft. (Solds): $130.77  (Up 4% from Feb. ’14, Up 12% from Mar. ’13)

Avg. Days on Market (Solds): 89 (Down 2% from Feb. ’14, Up 20% from Mar. ’13)

Anthem AZ Real Estate – Market Report Country Club May 2012

The Anthem real estate market, as well as the valley as a whole, continues to maintain its torrid pace.  In the Country Club homes sold in May slipped.  But I think that is due more to the lack of inventory on the market than it is any harbinger of doom. The average sale price decreased as well, which is indicative of smaller homes in the lower prices ranges selling this month versus April. More importantly we continue to see an increase in the price per square foot year over year. Currently there are only 38 homes actively on the market, with 58 under contract, in the Country Club. Great for sellers.  Here are the numbers for the Country Club through May 2012:

Anthem, AZ real estate market report – November, 2011

Activity slowed a bit  in Anthem for the month of November.  And the average sale price edged back down, although the average price per sq. ft. increased.  This tells us that the smaller, lower priced homes are selling.  And the bargains are quickly disappearing, as evidenced by the lowest sale price continually increasing month over month.   Overall for the entire 2011 year, the average sale price is only down 3% from a a year ago.   The number of homes on market  inched up again to 211, about a 2 months supply. The number of homes currently under contract edged down again.  Year over year sales have fallen by 54%. I would still say it looks like the  Anthem real estate market is steadily becoming a seller’s market.  Here are the numbers for November 2011:

Anthem, AZ real estate – Market report Aug. 2011

Activity increased in Anthem for the month of August.  However, the average sale price fell for the first time in three months.  This may just be attributable to more lower priced homes selling, thereby bringing down the average. We’ll watch in coming months to see if it is a trend or an aberration.   Overall for the entire 2011 year, the average sale price is only down 3.1% from a a year ago.   The number of homes on market is inched up again to 171, and  the number of homes currently under contract edged down.  Year over year sales have fallen by 59%. I would still say it looks like the  Anthem real estate market is steadily becoming a seller’s market.  Here are the numbers for August 2011:
