The Anthem AZ real estate market continued to peter out a bit through the holidays. Home sales dipped slightly, however prices rose, including the price per square foot. We are still up 16% in average sale price year over year. And the 12 month moving average sale price is up 10%, as well. So we’re continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases. The number of homes on the market continues dropped to 230 currently active. Days on market decreased as well to 69, 90 days on market typically signifies a neutral market. December is typically slow in the real estate market due to the holiday season, but the Anthem real estate market continues to rebound nicely.

Active Listings: 230 (Down 4% from Nov. ’13, Up 35% from Dec. ’12)
Homes Pending: 66 (Down 15% from Nov. ’13, Down 39% from Dec. ’12)
Homes sold in last 30 days: 55 (Up 31% from Nov. ’13, Up 104% from Dec. ’12)
Burn rate (Inventory on market / by homes currently under contract) = 4.48 months supply
Avg. Sale price (Solds): $310,063 (Up 16% from Nov. ’13, Same as Dec. ’12)
Avg. price per sq. ft. (Solds): $126.23 (Up 5% from Nov. ’13, Up 8% from Dec. ’12)
Avg. Days on Market (Solds): 69 (Down 15% from Nov. ’13, Down 8% from Dec. ’12)
