The Anthem AZ real estate market held firm through May.  Home sales decreased ever so slightly, but prices increased a tad.   The 12 month moving average sale price has dipped on a month to month comparison basis for the first time in several months, but is still up 9% year over year.  The number of homes on the market fell slightly to 268, up 96% over last year, continuing downward pressure on price.  Days on market also increased to 75,  90 days on market typically signifies a neutral market.  All of these factors, more supply, less demand put an increasing emphasis on price.  So price still remains the vital factor to getting a home sold in this market.

Here are the latest stats for the month ending 5/31/14:

Active Listings: 268 (Down 6% from April ’14, Up 96% from May ’13)

Homes Pending: 106 (Up 1% from April ’14, Down 35% from May. ’13)

Homes sold in last 30 days: 61 (Down 12% from April ’14,  Up 42% from May ’13)

Burn rate (Inventory on market / by homes currently under contract) =  3.53 months supply

Avg. Sale price (Solds): $295,786  (Up 1% from April ’14, Up 8% from May ’13)

Avg. price per sq. ft. (Solds): $123.71  (Down 2% from April ’14, Up 2% from May ’13)

Avg. Days on Market (Solds): 75 (Down 8% from April ’14, Up 38% from May ’13)
